Closing Costs(2026): How Much Money Do You Need Beyond Your Down Payment?

General

Planning to buy a home? Understanding closing costs Calgary homebuyers should budget for in 2026 is just as important as saving for your down payment. From legal fees to Alberta land title registration charges, knowing these expenses can help you prepare financially before purchasing a property.

Many homebuyers spend months saving for their down payment, comparing mortgage rates, and searching for the right property. However, there’s another important expense that can catch buyers by surprise: closing costs.

Whether you’re purchasing your first home, upgrading to a larger property, or relocating to Alberta, understanding these expenses can help you avoid financial stress before possession day.

In this guide, we’ll explain what closing costs are, how much you should budget, and what Calgary homebuyers need to know in 2026.

What Are Closing Costs When Buying a Home?

Closing costs are the additional expenses associated with completing a real estate purchase.

These expenses are separate from your down payment and may include:

  • Real estate lawyer fees
  • Alberta land title registration fees
  • Property appraisal fees
  • Home inspection fees
  • Title insurance
  • Property tax adjustments
  • Other property-specific expenses

Some costs are paid before closing, while others are collected by your lawyer when the purchase is finalized.

A commonly used Canadian budgeting guideline is to allow approximately 1.5% to 4% of the purchase price for closing costs, although actual costs vary significantly by province and transaction.

Because Alberta does not charge a provincial land transfer tax, many Calgary resale purchases may have lower closing expenses than this national guideline suggests.

Does Alberta Have a Land Transfer Tax?

One advantage of buying a home in Alberta is that the province does not impose the type of land transfer tax charged in several other Canadian provinces.

However, Alberta does charge land title registration fees.

As of October 2026, the standard registration fee structure includes:

  • Transfer of land: $50 plus $5 for every $5,000 of property value or portion thereof.
  • Mortgage registration: $50 plus $5 for every $5,000 of registered mortgage principal or portion thereof.

These are separate charges.

Example: Purchasing a $600,000 Home in Calgary

Let’s assume you’re purchasing a resale home for $600,000 with a 20% down payment.

Expense Amount
Purchase price $600,000
Down payment (20%) $120,000
Mortgage amount $480,000
Land title transfer registration $650
Mortgage registration $530
Total registration fees $1,180

In this example, the buyer would need approximately $1,180 for the two government registration fees, in addition to the down payment and other closing expenses.

Your lawyer will confirm the applicable registration costs for your particular transaction.

What Other Closing Costs Should Calgary Homebuyers Expect?

1. Real Estate Lawyer Fees

A real estate lawyer is an important part of the homebuying process.

Your lawyer generally reviews the legal documents, coordinates mortgage funding, transfers ownership, and registers the mortgage.

Legal fees vary depending on the law firm and complexity of the transaction.

When requesting a quote, ask whether it includes disbursements, registration fees, title insurance, and applicable taxes.

2. Home Inspection Fees

A home inspection can help identify potential problems before you finalize your purchase.

An inspector may examine the property’s roof, foundation, heating system, plumbing, electrical components, and other accessible areas.

Although a home inspection isn’t mandatory for every purchase, it can provide valuable information before making a significant financial commitment.

3. Property Appraisal Fees

Some mortgage lenders require an independent appraisal to confirm the property’s market value.

Depending on the lender and mortgage program, the appraisal may be paid for by the lender or the borrower.

Always confirm the lender’s requirements before arranging an appraisal yourself.

4. Title Insurance

Title insurance provides protection against certain property ownership and title-related risks, subject to the policy’s terms and exclusions.

Some lenders require lender title insurance aspart of the mortgage transaction.

Your lawyer can explain the coverage and associated costs.

5. Property Tax Adjustments

Property taxes are another expense buyers sometimes overlook.

If the seller has already paid taxes covering a period after your possession date, you may need to reimburse the seller for the applicable portion.

Your lawyer calculates the adjustment based on the closing date and property tax information.

6. Condominium Document Review

If you’re buying a condominium in Calgary, you may also need to budget for condominium document review and related expenses.

It’s important to understand monthly condominium fees, reserve fund information, and the possibility of future special assessments.

Are Closing Costs Different for New Construction Homes?

Yes. Purchasing a newly constructed home can involve additional considerations, particularly GST.

Unlike most ordinary resale residential properties, newly constructed homes are generally subject to GST.

Eligible first-time buyers may qualify for the federal First-Time Home Buyers’ GST/HST Rebate.

Under the program’s eligibility rules, qualifying first-time buyers may receive:

  • Up to a full federal GST rebate on eligible new homes valued at $1 million or less, to a maximum rebate of $50,000.
  • A reduced rebate on eligible homes valued between $1 million and $1.5 million.
  • No rebate under this particular program for homes valued at $1.5 million or more.

Eligibility depends on several factors, including purchase agreement dates, property use, buyer status, and other program conditions.

Before purchasing a new construction home, review the GST treatment and any available rebate with your builder, lawyer, or tax professional.

Is Mortgage Default Insurance a Closing Cost?

Mortgage default insurance is another important expense to understand.

In Canada, buyers purchasing an eligible property with less than a 20% down payment generally require mortgage default insurance.

This insurance protects the lender if the borrower defaults on the mortgage.

The premium depends on factors such as the mortgage amount, down payment, and applicable insurance program.

In many cases, the premium can be added to the mortgage rather than paid separately at closing.

However, financing the premium increases your mortgage balance and the interest paid over time.

How Much Should You Budget for Closing Costs in Calgary?

Let’s consider an illustrative purchase of a $600,000 resale home with a 20% down payment.

Expense Estimated Amount
Down payment $120,000
Land title transfer registration $650
Mortgage registration $530
Legal fees and other legal disbursements $1,500
Home inspection $500
Title insurance $300
Property tax adjustment $800
Estimated additional closing expenses $4,280
Estimated total cash required $124,280

These figures are illustrative estimates, not guaranteed quotes. Actual closing expenses will depend on the property, lawyer, lender, timing, and transaction requirements. Additional expenses may apply.

This example shows why having enough money for the down payment alone isn’t always sufficient.

Five Tips to Prepare for Closing Costs

1. Keep Your Closing-Cost Savings Separate

Don’t assume the money you’ve saved for your down payment will cover all your expenses.

Maintain additional funds for closing costs and unexpected expenses.

2. Request a Detailed Legal Fee Estimate

Ask your lawyer to explain the expected fees and disbursements before closing.

3. Understand Your Mortgage Requirements

Confirm whether an appraisal, mortgage default insurance, or additional documentation is required.

4. Review Property-Specific Expenses

Condominiums, new construction properties, and resale homes can involve different costs.

5. Maintain an Emergency Reserve

Moving expenses, utility connections, maintenance, and unexpected repairs can arise after possession.

A comfortable homeownership budget should account for more than just the mortgage payment.
